Why are you redeveloping the property? + _

As the successful proponent to CBRM issued RFP, Doucet Developments is excited by the opportunity to invest in CBRM. As a legacy project, this development provides an opportunity to build a beautiful, accessible and modern facility that will provide density, community and waterfront living; a place to live, work and play. 

 

We feel Edgewater premium living is the missing link to the current revitalization and economic boom in the Sydney area. With all the new doctors, nurses, administrative staff, and professors that will be coming to our city, they will need a place to live that is close to their work. Cape Breton is near and dear to our heart, so there will be more than enough units for our newest Cape Bretoners and lots for current residents who wish to live on the waterfront. 

 

We sincerely hope that Edgewater becomes the community link from the waterfront to the downtown core, welcoming all community to come enjoy our centre courtyard views and vistas of the harbour as well as all other amenities.

What kind of amenity space will be included (interior and exterior?) + _

The proposed development concept includes a variety of open spaces around the building and uninterrupted access to over 1km of public access boardwalk (more once NSCC is complete!). In the middle of downtown core with easy access to public transportation, shopping, restaurants and the hustle and bustle of the downtown core. Amenities are not limited to a fitness center, a guest suite and enclosed parking amongst others.

What type of retail and commercial tenants will be considered? + _

All types of commercial tenants will be considered; a coffee shop, grocer, a law firm, restaurant, or anything in between. We hope to be something to everyone in the community and would like to be the leader in mixed-use living in Sydney. Live, work, and play has been used before, but we intend to enhance the definition.

Where will all these residents park? + _

Edgewater residents will all have paid access to a two level enclosed parking garage which will allow secured access to the residents and commercial suites.

When will construction begin? + _

Construction will being in late 2024.

How long will construction take / when will it end? + _

Approximately 3 years (2026/2027).

Why entertain such an intricate and detailed project during these tough times within the construction industry? + _

This is a two-part answer, but firstly we would like to say that this is a legacy project for Doucet developments and our family. As we have stated publicly several times this will be the riskiest project we have engaged in to date; however, it will also be the most rewarding project for Doug as his family watches it unfold. “We all grew up as a family in Westmount watching Sydney develop over the years, watching the Ice Breakers come in every winter and celebrating Family milestones at the Royal Yacht club from time to time. On many occasions our family of seven would pile into the station wagon and drive over to the waterfront to see a ship come in and this was long before cruise ships and most of the time was an oil tanker.” Doug Doucet

Housing is needed, for all walks of life, and the Sydney Waterfront is in need of development. What a perfect opportunity to marry the two. While it will be a difficult project in the best of times, Doucet Developments is willing to take the risk on this endeavour because we know Sydney is ready for it!

Will there be condominiums for sale? + _

Not at this time, however, this could be a consideration on the second building if demand was warranted. We envision this property to be apartments currently and commercial space for lease.

What is in store for the second phase and when? + _

Phase 2, while not fully designed, is still being worked on. We envision starting work on Phase 2 as soon as Phase 1 is nearing completion, possibly sooner. As for what will be in Phase 2, that is incredibly exciting. There is a multitude of options in play here that we think are a great fit for Sydney and Cape Breton Island. We have options, which is great, and we are currently vetting those options with government officials and industry groups on the island.

To date, all our ideas and concepts have been graciously adopted and promoted by everyone we have met, so far, and we hope to elaborate more early in the new year. Stay tuned for some very exciting updates on the Phase 2 portion of this development.
